IWBI is currently offering WELL pricing to reward early adopters and leaders of the healthy building movement. To take advantage of this special pricing, we encourage projects to register on or before June 30, 2017 and continue the momentum of the wellness real estate movement.

You can either register a project or register your entire portfolio. The higher the square footage, the more flexibility is afforded on pricing, providing economies of scale. We have also given you the flexibility to include projects of different project types. Registration Fees

Fees are paid at the time of project registration in WELL Online, and range from $1,500 to $10,000 depending on the project type and size.

Precertification Fees

Pricing for WELL Precertification is a flat rate as follows:

  • Precertification fees are due at the time that the Precertification application is submitted for review in WELL Online
  • Early adopter discounts are only valid for projects that register on WELL Online on or before June 30, 2017 and submit all required and complete accompanying documentation for GBCI review within two years of the date on which the project was registered.

Certification Fees

Certification costs begin at $4,000 and range from $0.08 to $0.23 per square foot, depending on project type and size. Certification is valid for three years, to ensure the space is continuing to perform to WELL’s performance requirements.

Performance Verification Fees

The minimum cost for Performance Verification is approximately $9,000 and ranges from about $0.15 to $0.35 per square foot, depending on the project type and size of the project. Half of the combined Performance Verification fees and Certification fees is due at the time of submission of documentation review in WELL online. The other half is due upon request for Performance Verification scheduling.

Alternate Adherence Path Fees

Each project receives three Alternative Adherence Path submissions at no additional cost. Subsequent AAP submissions are subject to a fee. There is no limit on the number of AAPs that can be submitted per project. The AAP submission form can be downloaded here. Note: Documentation review time may exceed standard turnaround times if AAPs are submitted at the same time as or within the documentation application.

Recertification Fees

Recertification fees begin at $1,160 and range from $0.02 to $0.07 per square foot depending on project type and size. At the time of recertification, WELL Performance Verification of performance measures will be required, with costs beginning at $2,610 and ranging from $0.05 to $0.10 per square foot, depending on project size and type. During recertification, projects may submit additional WELL Features to improve their score or achieve a higher level of certification.

All fees pertaining to any recertification of an existing WELL Certified project will be calculated on the dates on which they are incurred and invoiced as they are incurred.

All fees are subject to change and are calculated on the dates on which they are incurred, provided, however that to the extent a project submits its application, including all required and complete accompanying documentation, for review on or before the second year anniversary of the date on which the project was registered, the certification and performance verification fees applicable to that project will be those in effect as of the project registration date. To the extent a project submits its application and accompanying documentation after the second year anniversary of the project registration date, that project will be responsible for all fee increases, if any, and will be charged the then-current fees as they are incurred.

In addition to the fees, IWBI will collect applicable sales or use taxes, if any, as required by law. The fees set forth above do not include fees for optional services, such as the review of requests for alternative compliance paths or innovation features, the review and approval of curative action plans, or the undertaking of appeals.
