A data-driven approach to verifying building performance

WELL is a performance-based system and every WELL project is verified through on-site testing of building performance.

For WELL v1 projects, GBCI is the sole provider of on-site performance testing services. For WELL v2 projects, these performance tests for various air quality, water quality, lighting and acoustic parameters will be carried out by the Green Business Certification Inc. (GBCI) or a WELL Performance Testing Organization that employs GBCI-trained WELL Performance Testing Agents.

This process helps to scale WELL by increasing:

  • Availability: Performance testing organizations and agents will be ready to execute performance testing on demand as the number of WELL projects increase and regular performance testing becomes a best practice for buildings at large.

  • Accessibility: Performance testing will be available in the open market, therefore making WELL Certification more accessible for projects everywhere.

  • Awareness: As more agents are trained in conducting performance testing, they will be able to exponentially spread knowledge about WELL Certification and the many benefits of WELL.

Requirements for becoming a WELL Performance Testing Organization

  • Completion of the WELL Performance Testing Organization application form which requires submitting information about quality management processes and procedures.

  • Acceptance of GBCI terms and conditions.

  • Employment of one or more individuals that have completed the WELL Performance Testing Agent training.

  • Employment of one or more individuals who are a WELL AP in good standing.

  • Payment of fees.

Once a WELL Performance Testing Organization application has been approved by GBCI, the organization will be listed on wellcertified.com as an approved WELL Performance Testing Organization. WELL v2 project teams that require performance testing can contract directly with WELL Performance Testing Organizations.

Performance Testing

At this time GBCI is the only organization that can conduct onsite performance testing for WELL v1 projects. For WELL v2, a qualified individual who is employed by an approved WELL Performance Testing Organization and who does not have a conflict of interest with the WELL Certification for the project may execute performance testing as the WELL Performance Testing Agent of record. This means that the Performance Testing Agent cannot be a member of the project team or supporting the project. Under v2, WELL Performance Testing Agents may have assistants on-site, but the WELL Performance Testing Agent of record must be present to supervise all performance testing activities

To become a WELL Performance Testing Agent, individuals must attend a WELL Performance Testing Agent Training taught by GBCI staff, pay a fee and be employed by an approved WELL Performance Testing Organization. It is important to note that a WELL Performance Testing Agent cannot independently provide this service and must be affiliated by an approved WELL Performance Testing Organization. In order for a WELL Performance Testing Agent’s organization to be approved, please see FAQ: What is the process for becoming an approved WELL Performance Testing Organization? Once an individual has successfully completed the training, and their organization has been approved by GBCI as a WELL Performance Testing Organization, they will be publicly listed with their WELL Performance Testing Organization as a WELL Performance Testing Agent.

The WELL Performance Testing Agent trainings will take two full days. It will cover aspects of WELL performance testing, information about what documentation to submit to GBCI for review and details about GBCI’s conflict of interest policy. The training will also include hands-on demonstrations with performance testing equipment, small group exercises to work through sample calculations and examples of typical on-site testing scenarios.

Once an individual has successfully completed the training, and their organization has been approved by GBCI as a WELL Performance Testing Organization, they will be publicly listed with their WELL Performance Testing Organization as a WELL Performance Testing Agent.

WELL Performance Testing Organization

A WELL Performance Testing Organization is an organization that provides performance testing services to WELL v2 projects. Each WELL Performance Testing Organization has at least one approved WELL Performance Testing Agent, at least one WELL AP, has a quality management plan that has been approved by GBCI and has agreed to GBCI’s Terms & Conditions.

Yes, every WELL Performance Testing Organization must have one or more individuals that have completed the WELL Performance Testing Agent training, have one or more WELL APs, must complete a performance testing application form which will include information about their quality management processes and procedures and agree to GBCI’s terms and conditions. Once all requirements are met, and fees paid, the organization will be listed on the website.

Organizations interested must meet the five requirements listed below to become an approved WELL Performance Testing Organization. Once all five requirements have been met the organization and it’s approved WELL Performance Testing Agent(s) will be listed as an approved WELL Performance Testing Organization on wellcertified.com.

WELL Performance Testing Agent

A WELL Performance Testing Agent is an individual who has completed the WELL Performance Testing Agent Training, maintains high-quality ratings (both client ratings and GBCI quality ratings) and is approved to conduct various on-site performance testing for WELL v2 projects.

A WELL Performance Testing Agent conducts all on-site performance tests associated with WELL performance testing as defined in the WELL Performance Verification Guidebook.

Individuals interested in becoming a WELL Performance Testing Agent must have a thorough understanding of WELL v2 and all feature requirements; experience in environmental performance testing is preferred and attendees are encouraged to be a WELL AP.

One must register, pay for and complete a GBCI-Facilitated WELL performance Testing Agent Training, which focuses on WELL performance testing techniques, methodologies and reporting results, and should not be viewed as a training to become familiar with WELL v2 requirements.

We are in the process of finalizing maintenance criteria associated with being a WELL Performance Testing Agent.

Performance testing can be carried out by multiple WELL Performance Testing Agents from multiple WELL Performance Testing Organizations. However, each project must have a WELL Performance Testing Agent of record and that WELL Performance Testing Agent must be present during testing to oversee all on-site performance testing. WELL Performance Testing Organizations may choose to provide all testing services or a subset of services.

WELL Performance Testing Agent Training

One can sign-up for an upcoming WELL Performance Testing Agent Training by submitting the registration form and paying the associated fee.

The cost for the training is $2,000 USD per person. Lunch both days is included. Travel and accommodations are NOT included.

Yes, individuals who sign-in and attend both days of the WELL Performance Testing Agent Training will be issued a certificate of completion by GBCI.

Individuals who complete the WELL Performance Testing Agent Training must be employed by a GBCI approved WELL Performance Testing Organization in order to begin conducting on-site performance testing.

Yes, this training is approved for WELL-specific CEs. CEs will be reported for WELL APs who provide their WELL AP credential number and email address associated with their WELL online account upon registration. If a WELL AP credential number and associated email address are not provided upon registration, attendees must self-report their participation via their WELL AP credential dashboard.
